OVERVIEW OF GENERAL PROCEDURES FOR TENANTS

  • Completed application (please include all items on application including checklist. Click on our Forms page for printable application)
  • Credit Check
  • Employment verification
  • Check rental references
  • Upon approval:
  • Required to pay security deposit (equal to 1st months rent) and first month’s rent or pro-rated rent, in the form of certified check or money order.
  • Pay non-refundable pet deposit (if applicable).
  • MG Property Managment Residential Rentals will explain lease terms and addendums.
  • Rent is due by the 1st of each month and considered late on the 6th of the month. A late fee will be accessed after the 6th of the month. All late payments must be paid by a certified check or money order.
  • Signatures on lease & keys issued.
  • Utility information given (transfer utilities to tenant’s name).
  • Packages given with copy of Lease and addendums, Move-in Inspection Sheet, phone numbers and other pertinent information.
  • Tenants should call our office or access our web page at www.MGRPM.com for other questions or maintenance request. All maintenance requests should be given in writing.

MOVE-IN

  • Tenant to complete the move in inspection sheet along with tenant information form and return or e-mail to MG Property Managment Residential Rentals.
  • Tenant is initially provided keys to rented properites. Tenant may copy keys for occupants included in rental. There will be a charge for replacement of keys or rekeying locksets by landlord.
  • Utilities Names and telephone numbers for Contact info and numbers.
  • It is the responsibility of the Tenant/Renter to set up and maintain all utilities accounts unless otherwise included in rent/lease agreement.
  • Tenant to notify XCEL or other provider electric company for set up of utilty account for electricity and gas for all in city properties.
  • Tenant to contact Qwest communications company or other provider for telephone account setup, service, repairs and installations.
  • Tenant to contact Comcast - Dish Network or Direct TV for all cable - TV and Satelite hookup and installs.
  • Tenant is to notify area trash collection service to set up account and schedule for trash collection.
  • Tenant is to notify the Post office in your community of your address move in. If a key to a lock box is required, one will initially be provided by the landlord. Thereafter Lost keys damaged boxes are the responsibility of the tenant.

INSURANCE

NOTE: It is highly recommended that every renter / tenant secure "Renter Insurance" to protect your personal property against theft, loss or damage. Please provide us with the Name of the Insurance Company, Insurance Agent Name and telephone number, along with the Effective dates and policy numbers at your earliest convenience. A Copy of the Policy would be appreciated but is not required.

RENTER / TENANT OCCUPANCY AFTER MOVE-IN

  • Plumbing repairs caused by the tenant, such as but not limited to clogged drains and toilets are the responsibility of the tenant.
  • Appliances that are included in a rental must be maintained and used properly. For example a stove and oven should be cleaned, drip pans under burners replaced, dryer lint collector cleaned.
  • Lawn maintenance is the responsibility of the tenant unless the lawn is part of the Common Areas or Association maintenance program.
  • Furnace filters should be changed by Tenant at least every 3 months for all forced air furnaces. Unless the property has a boiler for heat installed
  • Carpeting is to be maintained and cleaned by Tenant during occupancy.
  • Polish brass fixtures and be sure door locks work properly. Oil hinges to both doors and windows. Keep stairways tidy and secure handrails. Repair or replace bent or damaged screens and window glass. Cut back outdoor plants and shrubs that restrict natural light through windows. Keep windows clean and tidy with draperies firmly affixed and in proper working order.
  • Clean up grease or oil spots on concrete surfaces. Make sure the garage door opens freely and the automatic door opener is working and safety control is working properly.
  • Steam-clean or shampoo carpets. Secure loose carpeting and replace damaged areas. Be conscious of odors caused by dampness, high-traffic areas, pets, clothes hampers, garbage and various foods, trash in containers waiting pickup especially during summer.
  • In any covenant controlled communities, the parking of vehicles and equipment that is not appropriate is prohibited, this includes Rec Vehicles, boats, trailers, or construction equipment
  • Do not retain abandoned or unused vehicles - equipment or furniture on or around property.
  • Do not use supplemental heating devices (such as electrical or kerosene heaters).
  • Do not store flamable liquids or fuels on property or in garage.

MOVE-OUT

  • When notice of intent to vacate a property is given by a tenant, MG Property Managment will schedule a walk-through inspection.
  • MG Property Management will determine any necessary needs required for re-renting property and any accessments from tenant deposits on file.
  • The Tenant is responsible for maintaining a neat environment and providing access for showing the property.
  • Another walk-through is done when the tenants have completely moved out.
  • A 30-day written notice is required of the tenant. The Property owner is notified of the tenant’s plans to vacate.
  • The tenant is given a move-out checklist for cleaning the property.
  • Money is withheld from the security deposit for any damages, cleaning, late fees, unpaid rent or anything above normal wear and tear.
  • We generally begin advertising the property within two weeks of receiving a written 30-day notice from the tenant of their intentions to vacate.
